First time homebuyers need to be aware that in order to close by the end of November and qualify for up to $8,000.00 dollars in Federal Tax Credit, you must have a contract within the next week or two. It will take that long to close the deal by November 30th. Good Luck and happy house hunting!

Sanibel Mortgage Broker Shares insight into First Time Homebuyer's Tax Credit

Ok, We all agree the First Time Homebuyer's Tax Credit is a good thing. Hopefully we can get it extended, but for now the property needs to be under contract by Oct 15 to allow for closing time. This is not a rule but a suggestion so your title company and your lender will have sufficient time to prepare and close the loan on or before the deadline of Nov 30th. The $8,000 tax credit is 10% of the purchase price up to $80,000.00. Cape Coral, Fort Myers, Sanibel, Captiva, all have some tremendous deals out there. Good luck Home Hunting.

Cape Coral Mortgage Broker Shares article about Sanibel Beaches

The beaches of Sanibel have been ranked among the 20 best beaches in America by Men's Journal magazine. Men's Journal ranked beaches by their location and best uses of what they have to offer. For example, the beaches are separated by region - Northeast, Northwest, Southeast, California and Hawaii - and then categorized as best sports beach, secluded beach, family beach and such. Sanibel is featured as the best family beach that the Gulf Coast, and in fact all of Florida, has to offer. The only other Florida beach to be listed is Key West, but more for its party atmosphere. According to the magazine, Sanibel was chosen because, "The water here is warm, calm and shallow, making it ideal for the kids; the beach is perfect for sandcastles and is loaded with shells, especially when low tide exposes its offshore sandbars." Bridgit Stone-Budd, of the Sanibel Island & Captiva Island Chamber of Commerce, said the organization was not aware of being mentioned in the magazine. She added it is good to be mentioned in a positive light. "We are delighted to have been recognized by Men's Journal for our beautiful beaches," Stone-Budd said. "Our visitors tell us time and time again we have a paradise here on Sanibel and Captiva." like, but it's different and we're rolling with it." Fact or Fallacy

Fallacy: Will my score drop if I apply for new credit.
Fact: If it does, it probably won't drop much. If you apply for several credit cards within a short period of time, multiple requests for your credit report information (called “inquiries”) will appear on your report. Looking for new credit can equate with higher risk, but most credit scores are not affected by multiple inquiries from auto or mortgage lenders within a short period of time. Typically, these are treated as a single inquiry and will have little impact on the credit score.

Housing Experts: Now Is a Perfect Time to Buy
Don’t forget to remind potential buyers of something that is obvious to real estate professionals: Now is the time to buy, but that opportunity may be slipping away.

For people who have a job and money, a dream house is within reach, writes Marc Roth, founder of Home Warranty of America and a columnist for BusinessWeek.

He points out that mortgage rates remain low, prices are still at historic lows, and the government is offering incentives for first-time homebuyers.

He also adds that the inventory of homes to buy is still large, but it is shrinking. According to the NATIONAL ASSOCIATION OF REALTORS®, the housing inventory peaked in November 2008 at an 11-month supply. At the end of May 2009, it had fallen to a 9.6-month supply.

Roth says anyone who dallies will miss a good opportunity to buy a first home at a terrific price or go shopping for a move-up property that is a great buy.
